Frequently Asked Questions

Have questions about property investing or engaging a buyer’s agency? We address the most common topics, including location selection, portfolio strategy, and our process.

How does the process work?

Our process is structured, transparent, and tailored to your goals.

We begin with a Discovery Session to understand your objectives, timeframes, and risk profile. From there, we develop a tailored strategy supported by research and data, before moving into targeted property search, due diligence, negotiation, and acquisition.

We manage the process end-to-end, keeping you informed at every stage and ensuring each decision aligns with your broader strategy and long-term objectives.

It’s a fair question, and one we hear regularly.

The better question, however, is:

“What am I actually getting for the difference?”

When it comes to choosing a buyers agent, the cheapest option is rarely the least expensive in the long run.

Why?

Many buyers agents compete almost entirely on price.

To keep their fees low they often need to:

  • Take on a much higher volume of clients.
  • Spend less time researching each property.
  • Reduce the level of due diligence.
  • Rely on junior or inexperienced staff.
  • Focus on getting deals done quickly rather than finding the best property.
  • Limit communication and support throughout the buying process.

That model can work, until it doesn’t.

In fact, we’ve seen businesses in our industry grow rapidly by charging unsustainably low fees and taking on more clients than they could effectively service, only to run into serious financial difficulty or ultimately go out of business.

When margins become too thin, something has to give.

That often means:

  • Reduced service.
  • Less time spent on your property search.
  • Rushed due diligence.
  • High staff turnover.
  • Cash flow pressure.
  • Or, in the worst cases, the business simply doesn’t survive.

When you’re making one of the biggest financial decisions of your life, the last thing you want is your buyers agent operating under financial pressure or cutting corners simply to make the numbers work.

A sustainable, profitable business isn’t something to avoid. It’s something to value.

Profitable businesses can invest in better people, better systems, better technology and a better client experience. More importantly, they’ll still be around years from now when you need ongoing advice or assistance.

We’ve also seen countless investors purchase the wrong property because the focus was on completing a transaction rather than achieving the best long-term outcome.

A property purchase is one of the largest financial decisions you’ll ever make. The wrong decision can impact your wealth for decades.

Saving a few thousand dollars on a buyers agent is insignificant if it results in:

  • Buying in the wrong suburb.
  • Overpaying for a property.
  • Missing hidden risks during due diligence.
  • Purchasing a property with poor long-term growth potential.
  • Choosing a property that doesn’t align with your strategy.
  • Having to sell and start again years later.

At Dynamic Advisory, our philosophy is different.

We don’t aim to be the cheapest buyers agent.

We aim to deliver exceptional value.

Our business is built to be sustainable and profitable so we can continue investing in:

  • Experienced buyers agents.
  • Comprehensive suburb and market research.
  • Thorough due diligence.
  • Premium data, technology and research tools.
  • Ongoing training and education.
  • High levels of client communication and support.
  • Systems and processes that continually improve the client experience.

We’d rather spend the time finding the right property than rushing through more transactions simply to compete on price.

If another buyers agent is significantly cheaper, it’s worth asking:

  • How many active clients is each buyers agent managing?
  • How much time will they actually spend searching for my property?
  • Who is completing the research and due diligence?
  • What does their due diligence process actually include?
  • Are they recommending the best property, or simply the easiest one to secure?
  • How experienced is the person giving the advice?
  • Will they still be around to support me years from now?

These are far more important questions than simply comparing fees.

Our view

The right property can create hundreds of thousands, sometimes millions, of dollars in additional wealth over the long term.

The wrong property can cost far more than the difference in buyers agent fees.

That’s why we encourage clients to compare experience, research, due diligence, process, transparency, business stability and long-term outcomes, not just price.

Our goal isn’t to be the cheapest buyers agent.

Our goal is to help you purchase the right property, at the right price, with confidence, knowing every recommendation is backed by rigorous research, comprehensive due diligence and a strategy designed to build long-term wealth.

A buyer’s agent works exclusively for you – not the seller.

We provide objective advice, remove emotion from the process, and help protect you from overpaying or making rushed decisions. Our clients benefit from structured research, experienced negotiation, and disciplined execution, resulting in better asset selection and reduced risk.

We research property markets across Australia.

We conduct thorough, property-level due diligence on each property.
